Identify

Morgan’s first step is to identify markets with strong economic fundamentals such as high-traffic corridors, income, and population growth. We then collaborate with local brokers and agents to source properties that are undermanaged and undervalued, thereby providing an opportunity to add inherent value and benefit from both rent growth and price appreciation.

Underwrite

Morgan is a generational and long-term, value-oriented investor, focused on unlocking value and achieving risk-adjusted returns across our portfolio. We are highly disciplined and have fine-tuned rigorous investment underwriting models and implemented performance standards.

Due Dilligence

No stone is too small or large to turn. Morgan meticulously reviews every facet of a property. As part of our Due Diligence, we evaluate the tenant’s quality and their symbiotic relationship with their communities. Quality tenants provide essential goods and services to other businesses and consumers.

Leverage

We work with a handful of debt brokers and lenders who we’ve established long-term relationships with and are confident in securing advantageous loans.

Mission

Our mission seeks to achieve attractive risk adjusted returns, through diversified commercial real estate investments across industrial, medical office, and IOS; offering stable cash yields coupled with moderate to robust growth appreciation.

Focus

Our geographic focus is on select states: Virginia, Maryland, DC, Delaware, Pennsylvania, New Jersey, Maine, and Florida, which have all experienced substantial appreciation and rental rate growth. Specifically targeting sub-institutional assets within this region, we aim to capitalize on a niche that we believe lies beyond the reach of most individual investors, yet remains under the radar of larger institutional funds, allowing us to exploit the market dislocation to our advantage and concurrently benefitting our investors.
